In New Orleans, Metairie, and Kenner, low-lying yards and long power interruptions can make a small drain problem or a wet disconnect become a much larger repair. Around Slidell and the Northshore, wind-driven rain, falling limbs, and utility switching create a different mix of risk. The address changes; the safe order does not.
Use this guide as a homeowner’s visual and decision checklist. It is not a substitute for an electrician, utility crew, or HVAC technician around energized equipment, floodwater, refrigerant, or a generator connection. Five checks that make the post-storm call smaller.
Do these while the yard is dry, the panel is accessible, and you have enough daylight to notice what changed. Stop at the boundary of your confidence; preparation does not require opening energized equipment.
Give the thermostat a calm handoff
Replace the filter, let the system complete a normal cooling cycle, and photograph the thermostat setting. When the storm is close, switch the thermostat to OFF before touching a breaker or disconnect. The point is to prevent an automatic call for cooling while power is unstable or you are working outside.

Locate the breakers and outdoor disconnect
Know whether the air handler and condenser have separate breakers, and photograph their labels before the weather turns. Follow the panel instructions and keep hands dry. If a disconnect is corroded, loose, damaged, or already warm or buzzing, stop and call an electrician or HVAC professional.
Do not open a wet panel or improvise an electrical repair.
Make a before-storm equipment record
Take clear photos of the outdoor unit, equipment plate, indoor air handler, disconnect, drain termination, and the surrounding pad. Include the model and serial number if they are readable. A dated record helps distinguish pre-existing wear from wind, debris, water, or electrical damage during an insurance conversation.

Clear the space without touching the coil
Move patio furniture, loose planters, branches, and stored items away from the condenser. Do not tape, wrap, or put a tarp over the coil: a cover can trap moisture, become airborne, or restrict airflow. Leave any bent fins, cabinet damage, or refrigerant line damage for a technician.
Clear the yard; do not turn the condenser into a package.
Trace the condensate path
Find the indoor pan, primary drain termination, secondary outlet if present, and any float switch. Remove leaves from the outdoor end and check that the termination is not buried, kinked, or pointed into a puddle. An attic air handler with a marginal drain can turn a long outage and humid air into ceiling damage after the storm.
The drain should have somewhere safe to send water when cooling resumes.
Backup power is useful. Improvised power is dangerous.
A generator can keep a refrigerator, medical equipment, or a window unit going, but a central HVAC system is a large motor load tied to the home’s electrical system. Carbon monoxide and backfeed hazards are more urgent than comfort.
If the generator is running, the HVAC is not automatically safe to run. Transfer equipment, grounding, sizing, and the condenser’s startup demand need a qualified review.
Run a portable generator outdoors, never in a garage, carport, porch, shed, or partially enclosed space. Keep it away from doors, windows, and intake vents; a common safety baseline is at least 20 feet from the home, subject to the manufacturer and local emergency guidance.
Do not connect a generator to a wall outlet or use a homemade cord to energize the panel. Backfeeding can send lethal voltage onto utility lines and can burn the home. A listed transfer switch or interlock must be selected and installed by a qualified electrician.
A condenser compressor may need more starting power than a portable generator can safely provide. Check the equipment and generator nameplates, do not guess from running watts, and do not force a start after a brown-out. If the setup was not designed and commissioned for the HVAC load, leave the HVAC off.
Use working carbon-monoxide alarms inside the home and near sleeping areas, refuel only after the generator is off and cool, and keep fuel outside living spaces. If anyone has headache, dizziness, nausea, or confusion, get to fresh air and call emergency services.
Protect the parts you cannot see from the street.
Whole-home and equipment-level surge protection can reduce damage from some transient voltage events, but neither is a shield against lightning, prolonged overvoltage, a brown-out, saltwater, or a flooded cabinet. Protection only works as part of a correctly grounded, correctly installed electrical system.
Ask an electrician to evaluate the service equipment and ask your HVAC professional whether the condenser has appropriate equipment-level protection. Do not open a disconnect, install a device, or reset a repeatedly tripping breaker during storm conditions.
Southeast Louisiana’s humidity keeps making water after the rain stops. A clogged primary line, a full secondary pan, a blocked termination, or a disabled float switch can turn the first cooling cycle into an attic or closet leak.
Before the storm, find the line and clear only the accessible outdoor termination. After the storm, confirm the pan is empty and the line has not shifted. Never bypass a float switch or open a wet air handler. If water is near electrical components, leave the breaker off and request service.
Restart in stages. Let the system earn its next hour.
A fan that spins is not proof that the compressor, controls, insulation, drain, or ductwork are safe. Use the sequence below only when the home is dry, utility power is stable, and there are no stop signals.
Wait for an all-clear and stable utility power
Do not race to restore cooling while crews are still working or power is blinking. A quiet sky is not the same as a stable circuit. Keep the HVAC breakers OFF if the home has no utility power, has generator power without approved transfer equipment, or is still experiencing repeated outages.
Inspect before you energize
From a safe distance, look for a shifted pad, flood line, debris in the coil, damaged cabinet, exposed wiring, missing disconnect cover, or a fallen branch. Indoors, look for water in the air-handler pan, wet insulation, damp duct boots, or a ceiling stain. Any water, scorch mark, burning smell, or visible electrical damage means stop.
Confirm the condensate system is dry and open
Check the pan and accessible drain termination again after the rain. A float switch may correctly block cooling when a drain is full; do not bypass it. Do not open an energized air handler or climb into a wet attic. If the pan holds water, the drain is blocked, or the line was displaced, schedule service before cooling.
Use a staged restart, not a full-load test
If the system is dry, visually intact, and the power is stable, follow the equipment and panel instructions. Start with a brief fan-only run if your system allows it, listen for abnormal sounds, then make a modest cooling call and stay nearby. Stop immediately for a trip, hum without a start, burning or ozone smell, water, or a compressor that struggles to start.

- Burning, ozone, or electrical smell
- Exposed wiring or missing disconnect cover
- Tripped breaker or repeated power blink
- Grinding, hard-start hum, or unusual vibration
